Reserving and purchasing property at Playa Santa Rosa is easy!
Just follow the simple step by step process below, and you'll be on your way to paradise in no time.

2. Visit Playa Santa Rosa and see what we are talking about up close and personal. We'll be happy to
make all the arrangements, and if you end up purchasing a lot, NLF will reimburse you for your first
roundtrip ticket from Miami up to US$500.
3. Once you've picked out your lot, we'll fax you a reservation form to be reviewed, signed, and
returned along with a non-refundable deposit
of $ 5.000,- US per lot being purchased.
4. Upon receipt of your completed reservation form, we'll begin the paperwork to transfer title to you. This process takes about sixty days. Title
insurance from First American is available for all properties purchased within Playa Santa Rosa.
5. Once the paperwork is complete, you'll be instructed to send the balance of the purchase price, plus 4% of the purchase price for local taxes, and
a non-refundable water system deposit of US$750. Upon receiving those payments and final recordation, we'll provide you with your deed (escritura
in Spanish) to the property.
When you purchase land at Playa Santa Rosa, you automatically become a member of our Home Owner's Association, which requires paying annual
dues for such items as common area improvements, administration, road and common area maintenance, security and insurance, among others.
The Association is a non-profit Nicaraguan corporation. The main function of the board is to properly administer the community.
The annual dues are used for items such as improvements, maintenance, security and insurance. The dues will be paid on an annual basis on the
date determined by the Association.
At Playa Santa Rosa, we recognize that we reside in a dry tropical environment. Accordingly, we encourage the use of native plants and seasonal
ground covers when homeowners undertake their landscaping designs.
We also understand that fresh water is a precious resource that must be conserved and used responsibly by homeowners, our community visitors,
and their contractors. Accordingly, Playa Santa Rosa requires that homeowners'
water usage be metered. Currently, a quarterly primary amount of water usage is free to each lot owner, with overages above the designated level
resulting in additional charges. While we believe this system allows for flexible use of water by homeowners, excessive or wasteful water usage will
not be allowed as it could effect the availability and quality of water the overall community. A charge of $0,60 per 100 gallons will be charged ( that's
less than a penny a gallon! ). Water usage is not transferrable between lot owners.
What attracted many of us to Playa Santa Rosa was the beauty and unspoiled character of the area. Responsible use of the communities natural
resources, including its water, will help ensure the continued enjoyment of Playa Santa Rosa for many years to come.
