The sweet-smell of wildflowers mixed with salt perfumes the air, with the only sounds to be heard

country fast becoming the destination for people looking for the " next place " .

UNDISCOVERED PARADISE
Nicaragua is best described as a diamond in the rough. Many say it's what Costa Rica used to be
twenty years ago. Because it is virtually unknown, its fast becoming the exotic hideaway to the
discerning buyer.
It has everything its neighbor to the south has to offer and more. It's the largest country in
Central America, only slightly smaller, than the state of New York.
There are wide varieties of ecosystems to be explored, hundreds of miles of deserted beach,
towering volcanic mountains, tropical rivers, rainforest, pristine Caribbean islands, and the
largest lake south of the Great Lakes with the world's only fresh water shark.
There are numerous cultural treasures to be discovered: colonial cities like Granada and Leon,
historical sites, and lively festivals.
There are unlimited activities to be enjoyed, hiking, cycling, snorkeling, scuba diving, ballooning,
horseback riding, Salsa dancing, and Tarpon and Snook fishing to name a few.

There are no bad times to visit Nicaragua. The sun shines almost every day of the year, even during the rainy season, when it rarely
rains more than a few hours at a time, serving nicely to cool things off.

Peace
There is no civil war going on in Nicaragua, it ended over thirteen years ago!
Unfortunately, most of the news reported in the press, is bad news. It takes lots of money to counter bad press, a resource lacking in a
poor country.
After a brief civil war in the late seventies, the communist Sandinistas came to power and subsequently
fought the opposition Contras for many years. Ultimately, Nicaragua decided its own fate
through democracy. The Sandinistas were peacefully defeated in the 1990, 1996, and 2001
elections, and they relinquished power without a shot fired.
Nicaraguan's have put the past behind them. They are eager for the world to do the same.
It is important to remember that Nicaragua's recent history is truly a triumph of democracy. This
small country is closely aligned with the U.S. in trade and politics. The countries leaders have
been encouraging growth and compliance with international financinal guidelines which has
resulted in the forgiveness of substantial foreign debt and made available additional international
funds for infrastructure, education and healthcare improvements.
Safety
Unlike many of its neighbors, violent crime is extremely rare. Petty crime is common in larger cities, but can easily be avoided by taking
normal precautions like not leaving items unattended, and making sure to lock up.
In rural areas like Santa Rosa Beach, even petty crime is unusual.
LOWEST REAL ESTATE PRICES IN THE REGION
Nicaraguan property has tremendous investment potential. A few years ago, it was possible to
buy land in Costa Rica, Belize, or Honduras for prices that were similar to what people are
paying in Nicaragua today.
Now, the price of land in Nicaragua is four times cheaper than California, three times cheaper
than Costa Rica, and twice as cheap as Honduras or Belize for a similar piece of property.
Common sense says if you buy land in Nicaragua now, your investment will pay off in the near
future. On the contrary, if you wait, you'll miss an excellent opportunity.
COST OF LIVING EXCEPTIONALLY LOW
Nicaragua is a great place to retire because of the low cost of living. An excellent meal for two people in a nice restaurant with a bottle
of wine costs less than US$30, a movie US$2.70,
a full time maid, gardener, or chauffeur about US$100 a month, a hair cut US$1.25, a bottle of
premium rum for US$4, or a good cigar for a dollar.
Taxes are minimal and there are many
incentives for starting a business, like the 306 law, which allows a variety of tax-breaks for starting
a company in the tourist industry.
Several hospitals and private clinics in Managua and Granada provide high-quality healthcare at a very affordable price.
WEATHER
There are no bad times to visit Playa Santa Rosa. The sun shines almost every day of the year, even during the rainy season, when it
rarely rains more than a few hours at a time, serving nicely to cool things off.
There are only two seasons in Nicaragua, the rainy season "winter" and the dry season "summer". The rainy season is from May to
November. The dry season from December to April. The hottest months of the year are March and April when temperatures are in the
low to mid nineties. Average temperatures the rest of the year are in the
mid to upper eighties.
Perfect beach weather year round!
The Nicaraguan climate is essentially tropical, with slight thermal variants
in what are known as "cool warm" months. The seasons are distinguished
by rain or lack thereof, rather than by differences in temperature. The
thermal effect is only modified my altitude. (However, no important
population is located over 1000 meters above sea level; temperature
variants following this level are moderate).
In the months from March to September, a sunnier Nicaragua, receives, in
this period of warmth, the greatest amount of rainfall; which is why
Nicaraguans call this rainy season, winter. As a result of this arises the
paradox of our "winter" being equivalent to the period of spring and
summer in North America.
From September to March, sunlight intensity decreases gradually, heat
levels drop as well as rain and evaporation.
According to this logic, Nicaraguans associated summer to the "dry
season" which roughly corresponds to fall and winter in North America.
Therefore, when this terms are used to refer to the two seasons in
Nicaragua, the word winter refers to the hot rainy season from ranging
May to November, and Summer to the slightly cooler dry season from
December to April.
In the Atlantic region of Nicaragua, temperatures are roughly the same as
those of the Pacific, however, the climate of these two areas are very
different due to a greater humidity for a longer period in the Caribbean. In the Pacific of Nicaragua, rainy season lasts approximately six
months; in the Mountainous Center if the Country, seven months; and in the Atlantic Coast, approximately eight months.
As a result of this climate, there is a wide variety of flora and fauna which includes species from both South and North America which
blend naturally to the species native to the region.

Playa Santa Rosa is a community with excellent natural beauty, but also with well-planned infrastructure, design and administration. We
have developed and improved several roads allowing year-round access. Communication and other utilities are being installed to allow
full use and enjoyment of the area.
